J. Rich Company Capitalizes on Tenants’ Office Market for Non-Profit Client, Albany Park Community Center

The Albany Park Community Center, Inc (“APCC”) is relocating its executive and citywide programming offices from its longtime location at 3403 W. Lawrence Avenue to a brand new space at The Ravenswood Professional Building, 1945 W. Wilson Avenue, in Chicago, Illinois, where it will be occupying a full floor. The new office will allow APCC to further develop its successful brand of community-centric initiatives and extend its reach in Chicago. The most recent testament to APCC’s proven model, is that the City of Chicago selected APCC as the agency to continue running two Jane Addams Hull House Headstart Programs.

This new APCC office, adjacent to the new French School, Lycée Français de Chicago, which is under construction, will offer APCC the necessary room to meet its current and future growth. It will also give the APCC staff and the community a state of the art working environment to help breed the most creative thinking and learning going forward. APCC Chief Operating Officer, Brendan Foster offered the following statement:
“JRICH took the time to learn about our organization to better understand our real estate needs. Their expert knowledge of the market led us to a real estate deal that will allow us to continue to serve our community in an amazing new office space,” Foster said.

Like many non-profit organizations, APCC felt that a professionally developed and implemented real estate strategy was financially out of reach. The organization maintained its original executive office location for over 25 years. However, in 2011, after many years of “making due” in an office of impromptu additions and alterations, spread out over multiple floors, APCC retained The J. Rich Company (JRICH) to craft and implement a real estate strategy that would see their successful community brand and operations through additional growth and planning for the years to come.

JRICH CEO, Jason Schulz, and President, Rich Schulz, were chosen by APCC due to their extensive background in representing and brokering real estate transactions for Non-Profit organizations. JRICH was able to secure an opportunity at 1945 W. Wilson that offered APCC an aggressive real estate deal, and a location offering reach to both Albany Park and other Chicago communities.

APCC received brand new space constructed and paid for by the Landlord at an overall rental rate that is lower than APCC’s Lawrence Avenue location. JRICH was also successful in obtaining exterior signage for APCC, garage parking at no additional cost, and accommodating all APCC staff on one contiguous floor. APCC was able to custom design the layout to ideally fit their business model. With a clean slate, the company can now design the staff and workforce adjacencies to achieve the most efficient and optimal office environment possible.
